Electricity and plumbing in Vietnam

As a design and construction management company, we sometimes work with clients to find real estate, and there are a few things we take into consideration when doing so.
When considering what is needed for restaurants, stores, educational facilities, clinics, etc., with a low initial investment and street-front retail space, it is necessary to renovate an old Vietnamese 4- or 5-story house or a 7- or 8-story apartment building. In this case, the renovation of a four- or five-story house or a seven- or eight-story apartment building in Vietnam is the best option.

There are many problems such as periodic power outages due to insufficient electrical capacity and inadequate wiring, frequent power outages due to leaks, leaks from gaps in the roof, walls and ceilings, and strange odors and blockages due to backsliding and lack of traps.

Basically, when selecting real estate, regarding electricity, first ask what the electrical capacity, electrical wiring, and breakers are like. Check the capacity of the electrical equipment you plan to use and the existing electrical equipment, as well as the wiring environment in the surrounding area.
Regarding water, you must be sure to check the roof, gutters, exterior walls, sash surroundings, walls and ceilings, and drainage environment and conditions with regard to rainwater.

Frankly, even with our construction in new buildings, there have been several failures even in the last 5 years with this electrical and water issue.
Therefore, the risk is even higher for older buildings.

Deciding on real estate, interior decoration and construction work are essential for starting or restarting a business in Vietnam and may be a very important part of the process. Therefore, we recommend that you do your own checks and if possible, work with a professional contractor to do the checks.
We, the designers and builders, will also be more careful.
